Step Two

Site Consultation

Daniel visits your property to assess existing conditions, review any plans or drawings, and understand the full scope of work. This is when we start asking the questions that prevent surprises later.

Step Three

Feasibility & Preliminary Budget

We develop a detailed scope of work and a preliminary budget based on the site consultation. This gives you a realistic cost picture before any design fees or drawings are commissioned.

Step Four

Design & Pre-Construction

Once scope and budget are approved, we move into design, material selections, permit applications, and trade scheduling. We don't start construction until everything is in place.

Step Five

Construction & Client Updates

Construction begins with Daniel managing every trade, every inspection, and every milestone. You receive regular updates and have direct access to Daniel throughout — not an assistant, not a site supervisor. Daniel.

Weekly progress updates with photos
Monthly budget reports including contingency balance
All inspections coordinated and passed by Madden Renovations
Change orders documented and approved in writing before proceeding

Step Six

Final Walkthrough & Warranty Care

Before handover, Daniel walks every inch of the completed project with you. Any deficiencies are documented and resolved. You receive a complete demonstration of all systems and a warranty package.

How Pricing Works

No Surprises. Ever.

Fixed-Price Contract

Once scope is finalised, you receive a fixed-price contract. The number you sign is the number you pay — barring client-initiated changes or unforeseen conditions documented in writing. No cost-plus surprises.

Change Orders

Any change to the approved scope is documented as a written change order with the cost impact clearly stated. Nothing proceeds without your written approval. You are never surprised by an invoice.

Contingency Transparency

Every project includes a contingency allowance — typically 10–15% — for unforeseen conditions in existing structures. You receive a monthly report showing your contingency balance throughout construction.

Common Questions

How long does a typical project take?
It depends entirely on scope. A kitchen renovation typically takes 8–14 weeks. A master ensuite runs 6–10 weeks. A full basement development is 12–20 weeks. A custom home build is typically 14–20 months from permit to occupancy. We provide a detailed construction schedule at contract signing so you know every milestone date in advance.
Do you handle permits?
Yes — permit application, coordination, and inspections are managed by Madden Renovations as part of every contract. You don't need to contact the municipality. We handle all of it and keep you informed of approval timelines.
Do I need plans or drawings before contacting you?
No. Many clients come to us with just an idea. We can work with your existing drawings if you have them, or refer you to architects and designers we work with regularly. The discovery call is the right starting point regardless of where you are in the planning process.
Who will I be working with day-to-day?
Daniel Madden is your primary point of contact throughout the project. You have his direct phone number from day one. On larger projects there may be a site supervisor present, but Daniel reviews the work and is accountable for the outcome.
What areas do you serve?
We serve the Lower Mainland and Fraser Valley including Surrey, White Rock, Langley, Abbotsford, Chilliwack, Mission, Delta, Burnaby, Richmond, Coquitlam, Port Coquitlam, Port Moody, New Westminster, and Maple Ridge.
What is your minimum project size?
We focus on projects of $75,000 and above. This allows us to dedicate the management attention, trade relationships, and quality control that larger renovation and construction projects require. For smaller work, we're happy to refer you to trusted trades in our network.
Are you licensed and insured?
Yes. Madden Renovations carries general liability insurance and is registered with WorkSafeBC. For custom home builds, we hold BC Housing builder registration and provide 2-5-10 New Home Warranty. Documentation is available upon request.
